# Set up your first property

> Create your first property and add the information guests need before you publish it.

This guide takes you from an empty account to a property that is ready for review. Add the essential information first. You can return for optional details later.

## Before you begin

Decide what a guest can book. If you are unsure, use [Choose your setup](/getting-started/choose-your-setup).

<Steps>
  <Step title="Create your organization">
    Your organization represents the business or team that manages the accommodation.

    If you run one property by yourself, you can use your business name or property name. You can invite other people later.
  </Step>

  <Step title="Create the property">
    Create the destination guests will recognize as one place.

    Use the public property name, such as **Quinta do Pinhal**. Do not use the name of one room or accommodation if several accommodations belong to the same destination.
  </Step>

  <Step title="Add what guests can book">
    Add each accommodation that a guest can choose when making a reservation.

    For a single holiday villa, add **Entire villa**. For a property where a villa and studio can be booked separately, add **Main Villa** and **Studio**.

    HostDear calls each bookable accommodation a **unit**.
  </Step>

  <Step title="Set the available quantity">
    Record how many real accommodations can fulfil each booking.

    If you have one Main Villa, its available quantity is one. A hotel selling ten interchangeable double rooms would have ten.

    HostDear records each real accommodation as a **unit instance**.
  </Step>

  <Step title="Describe spaces">
    Add the areas guests receive with their stay.

    Use this rule:

    * Add a space to the property when guests from different accommodations share it.
    * Add a space to a bookable accommodation when it belongs only to that accommodation.

    For example, a shared garden belongs to the property. A bedroom inside the Main Villa belongs to the Main Villa.
  </Step>

  <Step title="Add guest information">
    Complete the information guests use to decide whether the accommodation suits them:

    * Occupancy
    * Photos
    * Amenities
    * Description
    * Location
    * Property rules
    * Rates
  </Step>

  <Step title="Review the property">
    Preview the property as a guest. Check that every accommodation has the correct spaces, capacity, photographs, and rate.
  </Step>

  <Step title="Complete the publication checks">
    Open the publication checklist and complete any missing requirements. You can leave advanced options such as add-ons and custom domains until your basic property is correct.
  </Step>
</Steps>

<Check>
  Your first setup is complete when a guest can understand where they will stay, what spaces they receive, how many people can stay, and how to enquire.
</Check>
